Acquisition Criteria

  Milestone Properties, Inc. is acquiring well-located, non-anchored retail strip shopping centers having the following characteristics:

  • Stable Cash Flow
  • Properties priced between $3,500,000 and $15,000,000
  • Bay depths of 40 to 100 feet
  • Individual store spaces less than 10,000 sf
  • Occupancies greater than 90%
  • Built later than 1980
  • Single Story
  • 22,000 SF minimum GLA

Properties may be levered, as we are adept at the loan assumption process, but we prefer to place our own acquisition financing. We do not consider properties that are ground leased. Shadow-anchored properties must not be in-line with the anchor, must face the street, and must not have any anchor co-tenancy requirements.

Please provide the following information for each property that you would like us to consider:

  • Site Plan including location of tenants
  • Detailed Rent Roll/Lease Summary
  • Pro Forma
  • Description of debt to be assumed, if any
  • Traffic counts
  • 1 and 3 mile demographics
  • Photos
  • Area map and aerial photographs, if available
